CREVEL GARDENS is a unique botanical garden experience in that the property hosts a collection of modern jewel-box structures we refer to as casitas and event spaces as an extension of the botanical garden & conservatories. 

These structures will include a total of eight conditioned casitas, six unconditioned greenhouse-inspired dwellings with furnishings, a  “gathering conservatory” to host private events, and an exterior space with outdoor kitchen for private dining. 

All sites are constructed with a significant usable exterior space and and will private corners for immersive perspectives of the gardens. Strategically set within the limestone and native flora, the casitas envelope guests into the environment. 

The structures at Crevel are a departure from the traditional ranch house & cabin culture seen with local competitors. Our modern structures are designed by Crevel and a local Texas architect with an understanding of staying true to the native raw materials and our valued cultural aesthetic.

The casitas are crafted with a slanted roof and flat walls of tan stucco that will transition from the exterior to the interior. Operable floor-to-ceiling window units open the spaces onto expansive decks of wood and limestone. The wood is used on the interior as millwork and finish details. The interiors explore a cross of mid-century modern and eclectic style furniture, decor, and art.

Each casita will include private gardens of plants selected from the botanical program. The manicured gardens entice guests to explore every corner of their site. Every casita is personalized with hidden corners for swimming, campfires, dinners, and relaxing.

Five casitas at Crevel will offer natural plunge pools that are referred to as “springs”. The spring is an accessible low-to-the-ground natural pool with limestone and flora draped over the water’s edge. The interior plaster finish is dyed deep blue to replicate a natural appearance. The spring will be offered at one studio casita, two one-bedroom casitas, and both two-bedroom casitas. 

Following purchase of land, extent of site infrastructure and utilities will be confirmed.

CASITA INVESTMENT

There will be a total of eight private casitas totaling a value of $1,772,000. We are seeking an investment partnership of 75% of the total value equaling $1,329,000. Return of investment begins after forty-eight months at $24,750 per month or $297,000 per year and to $138,600 after year five at a 35% continuing partnership. 

TWO-BEDROOM CASITA

The two-bedroom casita sleeps up to six guests. There are two two-bedroom casitas at the preservation totaling $780,000 total value for both. At approximately eight-hundred square feet of conditioned space over two structures, the casita provides separate space for groups or families. Each site offers a total of approximately fifteen-hundred total square feet of space with exterior living space included.

The construction budget value per casita is $650 per square foot, as both sites include the same amenities, totaling $390,000. The total anticipated yearly revenue is ____. Elapsed time until investment becomes profitable is ____. 

The site layout includes one studio casita and one one-bedroom casita joined with a covered loggia. Heightened exterior areas include larger and more exaggerated springs, wrap-around decks, campfire, and sitting areas. 

ONE-BEDROOM CASITA

The one-bedroom casita sleeps up to four guests. There are two one-bedroom casitas at the preservation totaling a value of $518,000 for both. At four-hundred square feet of conditioned space, the casita provides additional leg room for singles and couples or small groups. 

The construction budget value per casita is $650 per square foot, contingent upon the included amenities, totaling $259,000 per casita. The total anticipated yearly revenue is ____. Elapsed time until investment becomes profitable is ____.

There will be one king-sized bed and furniture set. An expanded living space includes a daybed to allow four guests to sleep comfortably. An indoor fireplace and full kitchen make the space fully functional for extended stays. The bathroom features a large step-down limestone tub which meets an operable awning window. 

STUDIO CASITA 

The studio casita sleeps up to two guests. There are four studio casitas at the preservation totaling a $474,000 value for all four. At two-hundred square feet of conditioned space, the casita is an intimate space for a single or couple.

The construction budget value per casita is $500 - $625 per square foot of livable space, contingent upon the included amenities, totaling an average of $118,500. The total anticipated yearly revenue is ____. Elapsed time until investment becomes profitable is ____.

The studio is outfitted with a queen-sized bed and furniture set, kitchenette with dining table, and a full bath.  ___ linear feet of perimeter walls is operable window. A glass door through the walk-in shower opens to the outdoor shower space.

The exterior space is a 360 degree experience with access through decks and limestone paths. One studio casita will include a plunge pool or “spring”. The exterior space is an equalized area of comfortability in all seasons. 

CUSTOMER ANALYSIS
All guests are welcomed at Crevel Gardens, and we do not discriminate based on race, sexuality, religion, or ethnicity. We are targeting Texans of all walks of life with the same appreciation for the native environment and architecturally driven spaces. 

Our target guests are leisure travelers without kids. Guests from nearby Austin and San Antonio make up the majority of guests being within three hours of the metropolitan center. Oak & Arrow’s guest accommodations appeal to native Texans and expats, particularly the current surge of Californian and other out-of-state expats. Recent demographic trends power the urgency for a modern retreat sticking true to regional design values. A modern retreat in the Hill Country will be national destination in comparison to Joshua Tree, Palm Springs, or Sonoma. 

MARKETING STRATEGY
The main business objective and marketing goal of CREVEL’s casita rental program is to drive revenue by meeting 75% occupancy during year one and improve to 85% by year five. This goal will be managed through the following methods:

  1. General outreach to the followers and customers of the garden as a whole

  2. Enhanced Instagram account with dynamic images of the gardens that reference our accommodations

  3. List rentals on high end OTA marketplaces such as Airbnb Luxe

  4. Provide notifications and impromptu booking to garden members mailing list and social media followers

  5. Offer a selection of incentive packages to persuade longer stays

Crevel Garden’s website features a minimal yet expansive design and a booking engine that is mobile-friendly. The website will be optimized through search engines such as Google. The website will be an all encompassing site for all aspects of the preservation. Viewers visiting the website for garden interests will naturally see information and prompts for the guest accommodations.

Bookings are preferred exclusively through the website to minimize revenue spent on hosting platforms and other OTA marketplaces. Crevel’s target hosting platform is Airbnb Luxe. Through OTA marketplaces, bookings will require a two night minimum stay to ensure full occupancy on weekends. 

Instagram — @crevelgardens — will be used as the preservation’s single social media platform. A creative mix of well-shot photos will attract and increase the number of followers. Users brought to our social media account through garden interest and floral gifting will see that we’re more than just a garden.

RENTAL PROJECTIONS
CREVEL is unlike any other destination in the Hill Country. The garden attracts visitors from nearby metropolitan areas and those who have traveled across state lines. Our rental rates have been calculated based on the average rental fee and occupancy rate of our local competitors. Our projected monthly reven
